±155 acre split of Walden Ridge Tract 1104. This tract is accessed off Ett Brown with a woods road, creeks and tract boundary being the boundaries. The woods road will be the boundary for most of the south side of the tract with buyer and seller retaining 50′ wide easements on the road. The splits shown on our maps are not set in stone so other splits will be entertained if they do not detract from the remaining acreage. There is approximately 125 acres of gently sloped land of which planted pine was harvested within the last year. These areas could be converted into farm/pasture. The balance of the acreage is natural hardwood and pine along two perennial creeks. This tract has excellent views of the Cumberland Mountains at the highest elevations. Witt Creek is a beautiful 30 feet wide perennial creek. Minerals do not convey and there are three active oil wells on the tract.
